Project Status and Process

The applicant submitted their first submission for a Comprehensive Plan Amendment and Special Exceptions on March 3, 2023. Staff is currently conducting preliminary analysis. The first City Council Work Session is scheduled for April 10, 2023, at 7:30 p.m.

About the Project

The Quinn/Homestretch Development is a new senior living and mixed-use development project by Quinn Enterprises, LLC and Homestretch, Inc. 

The project will include the following key elements:

  • Business, Professional office, Medical and Dental of 36,346 square feet 
  • Restaurant use of 5,670 square feet 
  • Civic/Non-profit use of 1,659 square feet

  • 226 senior living residential units- 140 independent living units, 55 assisted living units and 31 memory care units
  • Ground floor retail of 10,698 square feet along S Maple Avenue frontage
  • 3 story partially underground parking garage with 292 parking spaces
  • Building height request of up to 115 feet
  • Voluntary Concessions include contributions to the library and parks and accessory dwelling units; dedicating a space to a civic/non-profit uses, creating of green spaces and public plazas, installation of historic markers and provision of electric vehicle charging stations.

Location

The total site area is approximately 81,022 square feet (1.86 acres). The following properties along S Washington Street and S Maple Avenue are included in the development proposal under the current application: 350 and 360 S Washington Street (RPC #55-306-026 and #55-306-027) and 303 S Maple Avenue (RPC #55-306-028).
